Richard Neutra’s Case Study Replica in South Pasadena Seeks $6 Million
A meticulously restored South Pasadena home designed by famed modernist Richard Neutra is for sale at $5.9 million.
Known as the Wilkins House, the residence completed in 1949 was “Neutra’s opportunity to realize the unbuilt Case Study House No. 13, the Alpha House, from 1947,” the listing reads.
The property sits on a three-quarter-acre flag lot and has a 2,980-square-foot house, a detached 800-square-foot guesthouse and a swimming pool.
Features of the main house include three bedrooms, three bathrooms, and a double-sided fireplace to warm the family room and open-concept living and dining room.
The kitchen contains a built-in desk and breakfast nook.
According to the listing, the house was “painstakingly restored to Neutra’s original plan” by the seller and architect John Bertram. Updates include an extra-long butler’s pantry, a spa-like master bathroom and air conditioning.
But the home’s character remains.
Hinged birch panels below a row of casement windows in both the living room and master bedroom provide ventilation — even with the curtains drawn.
Other features include terrazzo and cork floors, redwood tongue-and-groove ceilings and plate-glass doors.
The guest house contains two bedrooms, two bathrooms and a full kitchen.
Deep-covered terrazzo terraces extend the interior living space of the home into the outdoors.

Alpha House was one of four prototypes that Neutra created for Arts and Architecture magazine’s Case Study Houses program, which ran from 1945 to 1966. A response to the postwar housing boom, the program challenged architects to design and build affordable and efficient homes.
It produced a total of 36 designs, but not all were built.
Neutra’s Case Study House No. 20, the Stuart Bailey House located in Pacific Palisades, is the only one of his prototypes built as part of the official program. It is currently on the market as one of two residences for $20 million.
